Terms and conditions
Updated: September 2026
§ 1 Scope
These terms apply to short-term accommodation at SEEHAUS HARD in Hard am Bodensee. Contracting parties are Ländlefee, operated by Andrea Keri, as lessor and operator, and the person booking. Dates, occupancy, prices and services follow the offer, booking system, confirmation or rental agreement. Individual agreements take precedence. Full provider details are in the legal notice.
§ 2 Formation of contract
Website and platform presentations are generally not binding offers. The contract is formed upon confirmation by Ländlefee or binding confirmation through the booking system. Check the confirmation and report apparent errors promptly.
§ 3 Prices and additional charges
Agreed prices at booking apply. Total and additional charges are shown before completion. Final cleaning, guest tax and agreed extras may apply. Water, electricity, heating, Wi-Fi, linen, towels and parking are included unless stated otherwise.
§ 4 Payment
A 30% advance payment is due within five days of booking; the balance is due no later than 14 days before arrival. For bookings made less than 14 days before arrival, the full amount is due immediately. The €300 security deposit and outstanding additional charges must be paid before arrival. The deposit is refunded within a reasonable period after departure and inspection, less any justified claims. For overdue payments, the lessor may withdraw after a reasonable grace period as permitted by law. Platform payment terms apply to platform bookings.
§ 5 Security deposit
A €300 deposit secures justified claims, including damage, missing items, lost access devices or outstanding sums. It is refunded within a reasonable period after departure and inspection, subject to justified claims. Normal wear or age-related deterioration is not compensable.
§ 6 Arrival and departure
Self check-in from 3 pm; check-out by 10 am. Your door code is sent before arrival once due payments, registration details and agreed documents have been received. An emergency key is available. Different times may be arranged in advance. An unagreed late departure may incur actual reasonable additional costs.
§ 7 Occupancy
Only registered and confirmed guests may use the house: a maximum of four people plus one small child in a cot. Other guests require prior approval. Transfer or subletting to third parties is prohibited without express consent.
§ 8 Minors
The contract requires legal capacity. Minors generally stay only with an adult supervisor or authorised adult, unless expressly agreed otherwise.
§ 9 Use and house rules
Private accommodation use only. Events, parties, commercial use and photo or film productions require prior consent. Current house rules form part of the stay and apply to guests, companions and visitors.
§ 10 Non-smoking accommodation
Smoking indoors is prohibited; outside, be considerate and dispose of waste properly. Actual necessary reasonable cleaning or restoration costs caused by breaches may be charged.
§ 11 Pets
Pets are not allowed.
§ 12 Care and damage
Treat the house, furnishings, garden, terrace and inventory with care. Report damage or defects as soon as possible. Statutory rules apply to culpably caused damage. Lost keys or access devices may result in actual, necessary and reasonable replacement or security costs. Normal wear is not compensable damage.
§ 13 Defects
Report defects promptly to allow remedy. Justified defects are remedied as quickly as reasonably possible. Statutory warranty, price reduction and damages claims remain unaffected.
§ 14 Cancellation
For direct bookings: free cancellation up to and including 30 days before arrival; 29–14 days: 50%, 13–7 days: 70%, from 6 days before arrival or for a no-show: 90% of the accommodation price. Specific individual agreements take precedence. Platform bookings follow the terms agreed there. Saved expenses and income from re-letting are credited as required by law; you may demonstrate a smaller loss. We recommend travel cancellation insurance.
§ 15 No general 14-day withdrawal right
Accommodation for specific dates is exempt from the general 14-day withdrawal right under section 18(1)(10) FAGG. An online, telephone or email booking cannot be cancelled free within 14 days solely because of that booking method. Agreed cancellation terms apply.
§ 16 No-show and early departure
Cancellation terms apply to no-shows. Late arrival or voluntary early departure generally gives no refund for unused nights, subject to mandatory law. Saved expenses and re-letting are credited as legally required.
§ 17 Unavailability
If the house cannot be provided for an unavoidable reason, the guest is promptly informed. Alternative accommodation may be offered but need not be accepted. Without an accepted alternative, payments for unprovided services are refunded. Further statutory rights remain.
§ 18 Force majeure and disruption
Statutory rules apply to events beyond direct control, including unforeseen utility or telecommunications outages.
§ 19 WLAN / Wi-Fi
An additional service; a specific speed or uninterrupted availability is owed only if expressly guaranteed. No unlawful use.
§ 20 Parking
Use as described for the property. Provision does not create a separate safekeeping contract. Statutory liability applies to damage or loss.
§ 21 Registration and guest tax
Provide complete and truthful registration data, electronically if applicable. Statutory guest tax is payable unless expressly included in the total.
§ 22 Guest cards and extras
Where offered, scope, validity and use follow current provider terms. Changes by third-party providers are outside the lessor’s control.
§ 23 Third-party services
Independent services merely arranged are additionally subject to provider terms. Providers are legally responsible for services outside the accommodation contract.
§ 24 Liability
Statutory liability applies to personal belongings and vehicles. Mandatory claims, particularly for personal injury and consumer protection, are not limited.
§ 25 Privacy
The current privacy policy describes processing. Webplanner and other booking or payment providers may be used.
§ 26 Communication
By email, Webplanner or booking platform. Provide a correct, reachable email and current contact details. Contact: hallo@laendlefee.com.

Austrian law, excluding the CISG, applies. Consumers retain protection under mandatory law of their habitual residence.
§ 28 Jurisdiction
Statutory jurisdiction applies to consumers. For businesses, the competent court at the lessor’s seat is agreed where legally permitted.
§ 29 Final provisions
Invalid clauses do not affect the remainder where legally permitted; statutory provisions replace them. Terms effective at contract formation and individual booking conditions apply.
